How to quote house cleaning without a walkthrough

Updated November 1, 2026 · QuoteCubby

The questions and photos that let you quote by phone or text, and the wording that protects you if the home isn’t what was described.

The 8 questions that replace a walkthrough

  1. Square footage (or “about how big”), bedrooms and bathrooms (half baths count as 0.5).
  2. When was the last professional cleaning?
  3. Pets? How many, and do they shed?
  4. One-time or recurring? How often?
  5. Any add-ons: inside oven, fridge, cabinets, windows, laundry?
  6. Anything you shouldn’t touch or move?
  7. Parking and access (keys, codes, gate)?
  8. Address or cross streets, so you can check the drive.

Photo checklist

Kitchen, each bathroom, main floors, and the worst room. Two or three photos per room are usually enough to pick average or heavy condition.

Write the quote so it holds up

  • State what the price is based on (“3 bed / 2 bath, about 1,800 sq ft, average condition, 1 pet”).
  • Say what happens if the home is different: “If the home needs much more time than described, we’ll confirm a new price before we start.”
  • Add how long the quote is valid.

Send it fast

The free QuoteCubby calculator writes the client text for you in English or Spanish. You can copy it, or send a share link that opens a clean quote page with the price, service, time and add-ons, without your rates or costs.

Try it with your numbers

The free QuoteCubby calculator estimates the time for any home, prices standard, deep, move-out and first cleans, and shows what you really earn per hour after supplies and driving.

FAQ

Can I quote house cleaning over the phone?

Yes, if you ask the right questions and give a price that depends on the home matching the description. Many cleaners confirm on arrival and adjust if it’s very different.

What photos should I ask for?

Kitchen (counters, stove, inside the oven if it’s an add-on), every bathroom (shower, toilet, sink), the main floors, and anything the client is worried about.
