How to price pet odor and stain treatment
Updated November 1, 2026 · QuoteCubby
How to inspect, how to turn treatment minutes and product into a price, and how to set expectations so the client knows what to expect.
Inspect before you quote
Pet odor and stains are where surprises happen. Before you name a price, ask or check: which rooms, how many spots, how old they are, and whether the smell is in the carpet only or likely in the pad underneath. A UV flashlight helps find urine spots you can’t see.
Price it from time and product
Treatment price = treatment minutes ÷ 60 × your hourly target + product cost.
- Per room when a pet has used most of the room.
- Per spot for a handful of marked spots.
- A separate quote for pad or subfloor work, or refer it out if you don’t do it.
With the calculator’s starter numbers, a pet odor room treatment is 8 minutes plus $4 of product, and a spot is 5 minutes. Time your own treatments and use your real product cost per room.
Example: the same 3 rooms with treatments
| Job | Price | Real $/hour |
|---|---|---|
| 3 rooms + 1 hallway, no treatments | $145 | $51.26 |
| + pet odor treatment in 1 room | $160 | $53.01 |
| + pet odor treatment in 2 rooms | $170 | $52.58 |
| + 4 stain spots | $165 | $52.39 |
| Heavy traffic / pets + 2 room treatments + 4 spots | $230 | $54.63 |
Example only, using the calculator’s starter numbers: $60 per hour target, 25 minutes per room and 10 per hallway, 30 setup minutes, $10 per cleaning hour for equipment, $3 of chemicals per area, 10 round-trip miles at $0.35 per mile, 20 minutes of driving, $125 minimum, rounded up to $5. These are not market rates. Pet odor: 8 minutes and $4 of product per room; spots: 5 minutes each. These are starter numbers, not market data.
Set expectations in writing
- What you’ll treat (rooms or spots) and the price for each.
- That some odors and stains may not come out fully, especially if they reached the pad or subfloor.
- What happens if you find more than expected: you’ll confirm a new price before treating it.

How should I price pet odor treatment?
Price the extra time and product. With the calculator’s starter numbers (8 extra minutes and $4 of product per treated room at $60 per hour), that’s about $12 per room, before rounding. Use your own minutes and product cost.
Should I guarantee that pet odor or a stain will come out?
It’s safer not to. Say you’ll treat it and that some odors and stains, especially old urine in the pad or subfloor, may not come out fully. Put that in writing before you start.
Spot treatment or the whole room?
If the client sees a few spots, price them per spot. If a pet has used a whole room, a room treatment usually makes more sense. Look first, and quote the one that matches what you find.
