How to build your turnover price

  1. Base clean by size (bedrooms, bathrooms, sq ft).
  2. Linens: beds to strip and make, and loads of laundry. If you wash on-site, count the waiting time.
  3. Restocking: paper goods, soap, coffee. Decide whether the host supplies them or you buy and bill them.
  4. Report: photos when you finish, plus damage and left-behind items. This is part of what hosts pay for.
  5. Surcharges: same-day, weekends, holidays.
Worked example: 2 bed / 1 bath, 900 sq ft, 2 beds to change and 2 laundry loads: $155 (2 h 35 min of labor). 3 bed / 2 bath, 1,500 sq ft, 3 beds and 3 loads: $225. Example only, using the calculator’s starter numbers: $50 per person-hour target, $6 supplies, 12 round-trip miles at $0.35, $120 minimum job, prices rounded up to $5, average condition, no pets. Deep = 1.8× standard time, move-out = 2.2×, first clean = 1.5×. These are not market rates. Example add-ons: laundry $15 per load, bed linens $8 per bed.
