How to set your own price
- Measure your production rate: how many sq ft per hour you clean on flat concrete, on siding and on wood.
- Add setup and cleanup for every job, and extra time for heavy mildew, stains and second stories.
- Price the hours at your target rate, then add chemicals, equipment and fuel, and the drive.
- Set a minimum job price so small jobs still pay for the trip and setup.
- Check the real hourly pay including the drive, and compare with local competitors.
Worked example
With the calculator’s example numbers, a 600 sq ft driveway and patio plus a 1,500 sq ft one-story house wash comes to $290, about 3.7 hours of work. After chemicals, equipment, gas and a 30-minute drive it pays about $57.83 per hour. With heavy mildew (+40% time) it’s $385.
Example only, using the calculator’s starter numbers: $65 per hour target, 500 sq ft per hour on flat concrete and 750 on siding, $5 / $10 chemicals per 1,000 sq ft, $8 equipment cost per washing hour, 30 minutes setup and cleanup, 10 round-trip miles at $0.35, 30 minutes driving, $150 minimum, rounded up to $5. These are not market rates.

How much should I charge for pressure washing?
Published national figures: Angi reports an average of $312 to pressure wash a house, with most people paying $213–$449. HomeGuide reports $170–$310 for a typical job (average $211). Your own price should come from your production rate, chemicals and drive.
Should I charge by the hour or by the square foot?
Clients usually get a flat price per job, worked out from the square footage and how fast you clean it. HomeGuide lists pros at $50–$160 per hour or about $0.40 per sq ft; Angi lists $0.10–$0.50 per sq ft for house washing.
What takes the most time on a pressure washing job?
Setup, moving things, pre-treating and cleanup take time on every job, whatever its size. That’s why a minimum charge matters. HomeGuide notes that small jobs cost more per sq ft because of the minimum service charge.
